a trailblazer in pioneering green luxury

A global leader in sustainability, ITC Limited is the only enterprise in the world of comparable dimensions to be carbon-positive, water-positive and solid waste recycling positive for over a decade.

It is unsurprising therefore that, as a wholly owned subsidiary of ITC Limited, WelcomHotels Lanka (Private) Limited is dedicated to delivering the finest and greenest residential and hotel complex in Colombo. The company’s commitment and ethos guarantee a truly magnificent luxury residential development with 5-star hospitality services, all created around the unwavering principles of ‘Responsible Luxury’ and ‘Enduring Value’. Sapphire Residences is a luxury real estate in Sri Lanka built to create sustainability and responsible luxury.

Sapphire Residences embodies all of these values. In keeping with the company’s ethos, this exceptional Colombo development has already achieved the prestigious and globally respected LEED® BD+C (Core and Shell Development) pre-certification at the highest Platinum level.

“Luxury with sustainability is engrained in our DNA and best practices have been incorporated here,” comments Mr Arun Pathak, MD of developer WelcomHotels Lanka. He points out that, whilst the complex has been designed to comply with applicable international and local standards, achieving LEED® Platinum certification demands adherence to a far more stringent set of guidelines, including:

  • Energy and water efficiency
  • Reduced environmental degradation and waste discharge
  • Healthy interiors (ventilation, natural lightning, low volatile organic compounds (VOC) paint, etc.)
  • Dedicated Sewage Treatment Plant
  • Rainwater harvesting system
  • Dedicated Water Treatment Plant

All the Sky Mansions at Sapphire Residences benefit from a treated water supply delivered through water-efficient plumbing fittings and fixtures, while the hot water is supplied through energy-efficient individual heat pumps. Even the building’s glass façade is acoustically treated, with heat and UV resistant toughened safety glass, to deliver both energy efficiency and comfort to residents.

Having achieved the prestigious LEED® for Building Design and Construction: Core and Shell Development (LEED® BD+C: Core and Shell) precertification at Platinum level, Sapphire Residences is set to become Colombo’s most sustainable and environmentally responsible luxury residences.

“It has always been our ambition that Sapphire Residences Colombo and the neighbouring ITC One hotel will become design icons on the world stage. Not only are they visually distinctive, aesthetically superior and technologically advanced, but they will be among the most environmentally friendly buildings in Sri Lanka,” concludes Mr Pathak. “These are just some of the numerous reasons why Sapphire Residences is destined to become Colombo’s #1 residential address.”

LEED® (Leadership in Energy and Environmental Design) is the most widely used certification system for green building rating in the world, encouraging construction of energy and resource-efficient buildings that are both healthy to live in and kinder to the planet.

Were there any occasions when the project team thought that it would be impossible to finish the 50th floor on time? “At no instance did we ever think that achieving 50th floor on time was not possible,” says Mr Pathak. “In fact, the belief was always there that we would complete the 50th floor ahead of schedule.”

And indeed they have.
